Short-Term Rental Policy & Terms for “Kea Serenity”
1. General
This policy governs the short-term rental of the property for temporary accommodation purposes, not for permanent residence.
By completing a booking, the guest acknowledges that they have read, understood, and accepted all terms and conditions.
2.Property Details

Property Registration Number (AMA): 0003620924.
Maximum Occupancy: 4 guests
Staying beyond the declared maximum number of guests is strictly prohibited.
3. Duration of Stay
•Check-in: from 3:00 PM
•Check-out: by 11:00 AM
· Late check-out without approval may incur additional charges.
4. Price & Payment
The price includes accommodation, basic operational expenses, and cleaning.
Payment is made via the booking platform or another agreed method.
No refunds are provided for early departure.
5. Damage Deposit
The owner reserves the right to:
Request a security deposit (via platform or on-site)
Withhold an amount in case of damages or violation of terms
Charge up to €1,000 for any damages caused during the stay, according to the property’s damage policy.
6.Guest Responsibilities
Guests are expected to:
Keep the property clean and in good condition
Respect quiet hours (15:00–18:00 & 23:00–07:00)
Use equipment according to instructions
Turn off electrical devices and air conditioning when leaving
7. Prohibitions
Strictly prohibited:

•❌ Smoking inside the property
•❌ Pets.
•❌ Subletting or commercial use
•❌ Moving furniture without permission
Violations may result in immediate eviction without refund.
8. Damages & Losses
•· Guests are responsible for any damage caused during their stay
•·The owner is not liable for loss of personal belongings
9. Property Access
The owner or manager may enter the property:
•· For safety or emergency reasons
•· For necessary maintenance, after prior coordination
10. Personal Data
Guest personal data is used exclusively for managing the stay and is handled in accordance with GDPR.
11. Applicable Law
This agreement is governed by Greek law.

Booking or entering the property constitutes unconditional acceptance of these terms.
